New home starts in Cherokee County were up 100 percent for the second quarter 2013 from 2012, with 327 new homes starts, a Metrostudy shows.
They also rose 39 percent from first quarter of 2013 to second quarter 2013, said Eugene James, Atlanta regional director for Metrostudy.
“The No. 1 most active and bestselling subdivision in Cherokee is Cornerstone Park with 60 homes started and sold in 12 months. The builder is Smith Douglas Communities,” James said.
The turnaround is good news for area home builders like Traton Homes, which is finishing the final phase of The Estates of Fernwood Creek near Woodstock.
Only about 10 homes remain in Fernwood’s final phase, where construction began in February.
“Where foreclosures have gone down that is good for new homes,” said Josh Hilscher, Traton’s vice president. “I think we will see new homes do particularly well for the next year, as there is more demand than supply. When so many builders went out of business, only a few of us were able to stay in the business. There is going to be a great demand as others try to get back into the game.”
Hilscher said his company is looking for more land in Cherokee County, but once the homes now being built in Fernwood are finished, that will complete the popular development.
“We opened the final phase of 25 home sites in our successful The Estates of Fernwood Creek community in Cherokee County this past February, and only a few of those home sites are still available. This community has been a tremendous success for Traton and offers homebuyers an outstanding new home value.” The company announced that 10 new homes remain in the neighborhood for sale.
“Cherokee County is a hot spot because of its great schools, proximity to major thoroughfares and business districts and exceptional home pricing,” Hilscher said.
The company said the neighborhood is nestled in a natural setting and homes at Fernwood Creek are still near the bustling activity of Woodstock, Roswell and Alpharetta.
